Roof Replacement
When repairs stop making sense, a full re-roof done properly, structure, insulation and covering all assessed and upgraded where it counts.
A full roof replacement is triggered by a roof reaching the end of its material lifespan, widespread nail sickness or slipped slates, repeated repairs that are no longer cost-effective, storm damage beyond repair, or simply a planned renovation. It's a bigger decision than a repair, and worth doing properly, structural assessment, timber and batten condition, and the opportunity to upgrade insulation while the roof is stripped back.
Sherford Roofing carries out full roof replacements across Plymouth and Devon, covering structural assessment, a full BS 5534-compliant re-covering, and flagging where a replacement over 25% of the roof area may trigger a Building Regs Part L requirement to upgrade insulation to current U-value standards.
Our Process
Survey & Quote
Andy surveys the existing roof and structure, discusses material options, and provides a written quote.
Access & Strip
Scaffold is erected and the existing covering stripped back to the structure.
Structure & Insulation
Timber and structure are inspected and repaired as needed; insulation is upgraded where the project scope requires it under Part L.
Re-Cover & Finish
New membrane, battens, covering, dry-fix ridge/verge and flashings complete the roof, with guttering reconnected and the site cleared.
Replacing more than 25% of a roof area can trigger a Building Regulations Part L requirement to upgrade insulation to current U-value standards, worth factoring into the scope and budget at quote stage.
Roof Replacement FAQs
If failures are widespread rather than isolated, the roof is reaching the end of its material lifespan, or repairs are becoming frequent, a full replacement is usually more cost-effective long term. Andy will give an honest assessment at survey rather than upselling by default.
It can, replacing more than 25% of the roof area can trigger a Building Regs requirement to upgrade insulation to current standards, and it's a sensible point to do so even where not strictly required.
It depends on roof size and material, but a typical domestic re-roof takes one to two weeks including scaffold, strip, structural work and re-covering, confirmed at quote stage.
