Lead flashing repair on a Devon roof valley

Leadworks Repair

A lead flashing that has split after just a few years is almost always an installation fault, not a material one, we fix it properly this time.

When lead flashing fails early, cracking within five to ten years rather than lasting decades, the cause is almost always how it was installed, not the lead itself. Bay or joint spacing that didn't allow for thermal expansion, lead that was too thin for the application, poor laps, or missing soakers all let water track in even while the lead looks intact from the ground.

Sherford Roofing repairs and re-installs lead flashing across Plymouth and Devon, diagnosing the actual cause of failure rather than simply re-sealing the surface, a fix that doesn't correct the underlying installation fault tends to fail again within a similar timeframe.

Our Process

Step 1

Diagnose the Fault

We identify whether the failure is thermal movement, undersized lead, poor laps, or a chase/pointing fault, each needs a different fix, not just a re-seal.

Step 2

Strip the Failed Section

The failed lead is removed back to sound material, checking the felt, timber and structure beneath for water damage.

Step 3

Re-Lay to Correct Spec

New lead is cut and laid with correct bay sizing for thermal movement, in the appropriate code for the location.

Step 4

Point & Test

The chase is re-pointed and the repair checked to confirm the junction is fully watertight.

Leadworks Repair FAQs

Almost always incorrect installation, bay or joint spacing not allowing for thermal expansion, or lead that's too thin for the application, rather than the lead material itself failing.

It depends on the extent of the crack and the condition of the surrounding lead. A localised split can sometimes be repaired, but recurring cracking usually means the original bay spacing was wrong and a re-lay is the lasting fix.

Yes, that's a common and worthwhile upgrade. Older felt-lined valleys stiffen and crack with age, while a correctly installed lead valley can last for decades with minimal maintenance.
