Green Roofing Repair
A leak under a green roof is harder to find than on an exposed membrane, we know where to look, and how to access it without wrecking the planting.
Green roof failures are harder to diagnose than a standard flat roof, because the membrane is buried beneath drainage layers and growing substrate. The most common causes are membrane failure under the growing medium, poor drainage causing waterlogging and plant die-back, and inadequate edge or upstand detailing letting water bypass the drainage layer entirely.
Sherford Roofing repairs green roofs across Plymouth and Devon, working through the substrate and drainage layers methodically to find the actual fault rather than guessing, and reinstating the planting once the underlying membrane is fixed.
Our Process
Investigate the Symptom
We identify the likely leak area from indoor water staining and drainage patterns before disturbing the planting.
Access the Membrane
Substrate and drainage layers are carefully removed in the affected area to expose the membrane.
Repair the Membrane
The root-resistant waterproof membrane is repaired or, where necessary, replaced in that section.
Reinstate
Drainage layer, substrate and planting are reinstated once the membrane is confirmed sound.
Green Roofing Repair FAQs
Usually poor drainage layer performance or blocked outlets beneath the substrate, water isn't reaching the drainage points as designed, which also risks plant die-back and accelerates membrane wear.
We narrow down the likely area first from indoor water staining and drainage patterns, then carefully remove substrate only in that section rather than stripping the whole roof.
In many cases yes, particularly sedum, which can be lifted and relaid once the membrane repair is complete, condition is assessed at survey.
